2Modeled ranges are estimates, not results
The accelerated-percentage ("reclass") ranges shown by property type are modeled ranges from standardized property configurations — illustrative estimates, not predictions of your outcome and not summaries of completed client studies. Actual results vary widely with construction cost, land allocation, components, and documentation. Fee bands are typical market ranges and are size-dependent; the only fees stated as published starting prices are Cost Seg Smart's, drawn from its pricing system.
3Authority references carry function-and-fact caveats
Where a component is tied to a MACRS asset class or a recovery period, that is a pointer to the governing authority (for example the IRS asset-class tables, court decisions, and the IRS Cost Segregation Audit Techniques Guide) — not a guarantee that a given component in a given building qualifies. Classification depends on function, permanence, and installation, and is a determination for your study and your CPA.
4Provider comparison & sourcing
