Every firm in this guide, ranked firm-wide on the same fixed rubric used on each property-type guide. Cost Seg Smart operates this site and ranks #1 of 22 here.

The ranking

*Overall score is this guide's published rubric (0–10) with the same seven criteria and the same fixed weights used on every property-type guide. The one difference: the property-type-evidence criterion — 38% of the total — is scored on how broadly a firm publishes dedicated property-type evidence across the market, rather than for one type. It is not a customer rating; no reviews, stars or survey data are used anywhere on this site.

What the last two columns mean

Types led is how many of the 42 property types the firm ranks #1 for on its guide. Median type rank is where the firm lands in a typical property type. Both are descriptions of the per-type rankings already published on the guides, not a second score — nothing in them feeds the overall figure. They are here because they disagree with the overall column often enough to be useful: a broad, transparent firm can rank high overall and still be the wrong choice for a car wash.

What the top of this table does and does not say

Cost Seg Smart operates this guide and currently ranks #1 on it, so the basis needs stating plainly. The property-type-evidence criterion scores published, checkable evidence. As of 9 August 2026, measured from each firm's own sitemap, Cost Seg Smart publishes a dedicated page for all 42 property types in this guide; Engineered Tax Services covers 33, CSSI 31, RE Cost Seg 24 and Source Advisors 18. That measurement is what moved our breadth input, and the dated change log records it.

What it does not say is that we have the deepest delivery record in every type. Several firms here hold named client case studies with figures where we publish modeled examples, and the rubric scores that difference: a named case study outranks a dedicated page. Where that applies, the note at the top of the property-type guide names the firm holding it. If documented prior work in your specific building type is your first filter rather than published methodology, pricing and terms, read those notes before this table.

Where this ranking should not be used

• Choosing a firm for one building. Use the property-type guide. The rubric weights documented evidence for that type at 38%, and it moves the order substantially.
• As a quality or accuracy measure. Every criterion scores what a firm publishes and can be checked against its own materials. Nothing here measures the accuracy of a finished study, the reasonableness of its splits, or how it held up in an examination — none of which is publicly observable for any firm, ours included.
• As a price comparison. "Pricing" scores whether a fee is published, not whether it is low. Most firms here are quote-only; see the pricing guide for market bands.

Why we publish a ranking we do not lead

Cost Seg Smart operates this guide and ranks #1 of 22 on it. Weights were fixed before any provider was scored and are never re-tuned to change who wins — that discipline, rather than our assurance, is what makes the table worth reading. Every competitor fact behind these scores comes from that firm's own public materials and is dated on its profile. If a firm's published materials have changed, the fix is to correct the underlying fact, not the ranking; corrections from providers are welcome, and the about page says how to send one.
